10 Step Plan to Prepare Your Home For Sale

1. Curb appeal and front entrance are critical.

Potential buyers often drive the areas where they want to buy and decide if they want to see the home from the curb.  People buy on emotion so spend a little money if needed here.  Fresh flowers, new grass, paint the door, put on a new kickplate, and door handle if needed.

2. Clear away clutter.

Remember people buy of emotion and the buyer needs to visualize themselves in your home so put away personal photos, knickknacks, boxes anything that will distract the buyer from concentrating on the floorplan and flow of the house.

3. Clean the house thoroughly.

Take time to make bathrooms sparkle, wash the windows, and clean kitchen appliances. Don’t forget under the sinks!  As the saying goes, a clean fridge is just as good as a new one…  You cannot spend to much time cleaning.  Make those baseboards look untouched and don’t forget to clean the groat if you have tile. 

4. Freshen the appearance of the rooms.

A little paint can go a long way in making your home sellable: repaint much-used rooms in neutral colors to make them look clean and fresh.

5. Arrange furniture for spaciousness.

Remove extra, unwanted furniture and arrange remaining pieces in a way that creates smooth traffic flow.   Always try to have the rooms set up the way the builder designed the house, for example if you have a home gym in the dining room move it.  It is better to have an empty room than a room that the buyers get stuck on wondering why you did what you did to that room…

6. Do all you can do to eliminate odors.

People never forget smells when they walk in the door. Try your best to remove odors caused by pets, smoking and cooking.  Sometimes this means replacing all the carpet and painting the entire house.

7. If possible, perform all minor repairs.

Take a hard look around your home and see it from a buyer’s perspective: oil door and window hinges, fix loose handrails, etc.  Depending on the year of the home, you may want to get a home inspection done before listing the property for sale, this way you lower the chance of loosing the buyer when the inspection report comes back.  Buyers get buyers remorse and often times from the home inspection. 

8. Replace outdated fixtures.

Wall sconces, recessed lighting or pendant lights are good alternatives to that single old-fashioned overhead fixture.

9. Clean the carpeting.

Unless it’s extremely worn, you may be able to avoid replacing carpet. Buyers often prefer to choose their own new carpet or opt for hardwood floors.

10. Don’t forget the garage and basement.

It’s tempting to stash stuff away in these areas of the home, but when you’re selling, they have to be neat and clean too!

My greatest piece of advise, is to get the advise of a seasoned real estate professional to give you some suggestions before you start doing any modifications or repairs to the property.
